How it works
Stamp Duty is a state government tax applied when transferring property ownership. This calculator currently uses the latest 2026 New South Wales (NSW) tax brackets, which serves as a highly accurate baseline for the Australian market.
The tax is calculated dynamically. For example, in NSW, the first few thousand dollars are taxed at a low rate, and the rate gradually increases as the property value rises, up to a premium rate for properties over $3.5 million.
